As homebuyer, you might want to be considering home warranties in Battle Creek, Michigan before you close on your home. There are several home warranties on the market, and some are worth their value, and others are not.
With some bank owned properties, there is a new $1100 ‘Homesteps Warranty’ that you may come across. When it comes to home warranties in Battle Creek, Michigan or anywhere else, this is an extremely over-priced product, with little or no value once purchased.
I came across this home warranty in Battle Creek about a year ago, and the bank insisted on paying for it, for the buyers. The sellers kept insisting the buyers received this in the contract as a concession from the seller.
The buyers kept requesting to remove it from the contract and the asset manager negotiating the deal for the bank kept insisting it be put back in, regardless or they would not agree to sell the home.
My buyers actually wanted to buy another home warranty plan themselves, which were far less expensive and had lower deductibles, but this one was given to them by the bank so they went with it. The Homesteps home warranty plan requires the buyer pay $100 for every service call, and does not cover as much as the warranty claims.
Quite honestly, I was never able to find a brochure that explained what this home warranty actually covered. I have read several complaints in internet blogs since then that indicates this warranty is an expensive and inferior product to others that are out there.
With regards to home warranties in Battle Creek, I have had better reports from clients that I have sold plans from American Home Shield, and America's Preferred Home Warranty. Both companies have a low $50 to $60 service call fee, and can be purchased for under $400.
I recommend that people buy the additional coverage that covers code violations, which usually adds another $75 to the overall cost, but it is well worth it.
I had sold one early on with AHS, and omitted selling this coverage and the clients had to have the water heater replaced 3 months into owning the home, and the plumber found code violations that were not covered by the original plan.
My service representative for AHS allowed the people to buy the additional coverage to resolve the situation, if I agreed to sell this coverage in the future. I was happy to do so, and was impressed with AHS's willingness to help resolve the problem for my clients. Today I still consider the plan they offer to be one of best available home warranties in Battle Creek.
America's Preferred Home Warranty will cover roof leak repair, whereas AHS will not. They both will cover foreclosed properties, but will not allow you to make a claim for 30 days on bank owned properties.
There are subtle differences between both plans, and there are limitations on basic coverage’s. Additional coverage’s for swimming pools, spas, washers, dryers, and water softeners can be bought to extend the coverage. As far as home warranties in Battle Creek, these two plans are the better ones to choose from according to the results I have heard from my clients.
Check the differences in the policies and find out which is the right one for you. There are also other home warranty companies, which I have listed a few here that can be bought for a flat fee similar to the above. Here are their websites for comparison.
First American Home Buyers Protection Corp.
There is another company that offers a plan for around $20 a month, and will cover most of the same items and might be a more affordable option for some people. The company is called: American Residential Warranty.
Utility companies offer such plans on the home electric and gas bills, for about the same rate. So paying a small fee monthly is sometimes a better alternative. One company that offers such a home warranty in Battle Creek is Consumers Energy.
Not all Warranty's cover the same things, so it is important to read the details of the coverage, and ask questions about the amounts they will cover and compare before you make a decision.
I had one couple that bought a home and had their furnace go out within the first three months, and the A/C condenser in the spring. Both were replaced in full by the warranty company for the $50 service call fee. So they can be a smart buy for a first time homebuyer.
Buying a home warranty in Battle Creek is a smart investment, and something I highly recommend with every home I sell. Especially when a home is purchased during the warmer months, when the furnace will not be turned on and placed into full operation until it gets cold. You can contact me about ordering your own home warranty here, and I will give you a call and get you signed up.
The main Home warranties I carry at the moment are AHS and American Preferred. Both are good plans, and I have heard favorable results from past clients who purchased them.
